The previous PM company I had would brush me off, especially when I caught them charging me for things that were actually not done (aka "ghost billing"), not making necessary repairs to the properties and placing troublesome (to say the least) tenants at below market rents. All the lies and devious acts forced me to seek out another PM company. Being an out of town investor made it even tougher to find a good PM company in Windsor. I am very happy to write an extremely positive review for Marie as a small show of appreciation for the great job she has been doing for me.When I first met Marie I had 2 properties that had become a huge financial burden. In a few years I had spent over 50,000$ just to keep them afloat to cover costs and expenses. I was just about ready to give up on property investment and list them for sale when I decided to try working with Marie as a last chance. In just approximately 1 year, Marie has completely turned my properties around, not only are they now profitable earning me a postive cash flow every month, I was also able to draw equity out of each and purchase 2 new properties. Marie now manages all four. Marie is amazing. Every month I watch my bank account grow while paying down appreciating assets. I'd like to share and stress my biggest and most costly mistake was initially choosing a management with a flat door fee believing it would cost me less. I now realize there is no incentive for for a property manager to work hard with a flat rate, they earn the same regardless of how poorly the owner is doing. All my tenants were utilities all inclusive with below market rents. Today I realize, in reality, choosing a flat rate was the most expensive costly mistake I ever made, over $50,000 mistake in fact! I am a property owner from Vancouver BC. My partner and me arrived to Windsor at high days of that marked when automakers across the river collapsed and Windsor went nearly bankrupt. It was cheap and we purchased a lot w/o thinking how to manage it across the Canada.We learned hard way that there are very few PMs one can hire in Windsor that are trustworthy. As soon as they realize you are far away and can’t come over on the whim to check what is really going on weird stuff started happening. We were robbed, scammed, ridiculed, taken to court, put against all kind of city inspectors…etc..all by our very PMs we actually hired to protect our interest. Over several years we paid for enormous amount of unnecessary work as well for a work never done nor there was a need for it to be done in the first place. It cost us endless sleepless nights and daily invoice payments.In addition, quality of tenants was below any reasonable level. Usually the first person willing to move in was taken, finder fee collected and rents usually left unpaid, had to take them to court to get them off the properties, then clean up afterwards and endless repairs. Each tenant literally destroyed unit. Renovations had no end…we went to the verge of bankruptcy. All our money was gone and no work was done. Each week city was shutting down at least one of our properties and piling fines. Our phones were ringing hourly with one emergency after another and some official threatening us with some penalty for various reasons. I was personally nearing a nervous breakdown. We were done for.That was the point at which H2H Properties took us in. Only God probably sent us there. In couple months we had all our properties re-opened for business and much better tenants started coming in. These were people with jobs that actually took care of places they live in. Tenants w/o references were simply rejected.It has been over 2 years now since H2H Properties are managing our units. I can’t recall when did last time my phone ring for some Windsor related issue. It is usually Marie from H2H calling to tell me usually a good news or to discuss next steps.All properties are tenanted and all units are now fully renovated. Value of our properties went significantly up and vacancies are scarce. H2H really takes care of everything.We originally hesitated to hire them given we had no money and were not comfortable with their charging structure. We used to pay flat fee (tenanted unit or not we had to pay management for it). Have to admit that 8.5% we are charged by H2H Properties is by far the cheapest prop. Management we ever had or even thought of having. This structure makes landlords and PM motivated to have units in good order and tenanted. When you pay a flat fee every month, PM tend to care less about vacancies, they are actually motivated to take bad tenants in to collect more frequent finder fees. None of that has ever happen with H2H.H2H Properties is arguably the best PM service in Windsor one can get. I recommend them to everyone w/o any hesitation.

This company thinks they have they same abilities as a loan company for screening tenants. They hire students who think renting an apartment is the same as applying for a loan. Landlords will get tenants faster on their own then using this company.

They showed me a property. I filled out the application. They didn't get back to me about it so I called and they said they would call me back with info. They did not return my call. A couple of days later I called them again and they said they took the property off the market. Completely unprofessional. They wasted my time and effort. I cannot recommend them.

Home Owners I warn you to use another property management company. Marie is very unprofessional. She told us our tenant was not paying rent and we finally reached out to the tenant who showed us payment. The tenant had maintenance issues that Marie ignored which made my family liable. Thankfully we go rid of Marie and the tenant worked with us to fix issues.

We interviewed Marie as a potential property manager, she was not able to answer basic questions. She became aggressive and rude when she realized she was messing up the answers. Property Management is not for everyone it definitely is not for Marie.

Got in an accident on that road. I texted Homes 2 Homes at 9:45PM. Within 1 MINUTE she replied and she stayed up until 1AM helping me get the footage from their security cameras. If it wasn’t for Marie then I would’ve had to pay from pocket to fix my car but luckily I had an Amazing person like Marie and Val Smith (Landlord) to help me find the footage. You sent someone to fix the problem with doors were blocking due to the over painting, that person told me I shouldn't move there before you finish all the work. How could I knew?
